PLUS + provides "full stack" contract underwriting services- meaning we can run credit, background, conduct asset evaluation (AVM), liquidity verification and experience verification as well as review feasibility of renovation budgets relative to the project or a secondary level, “short stack”- which would be true asset-based lending- evaluate the property, feasibility of the project and not dive into the items mentioned above.
We also provide "In-House" Loan Servicing, which would onboard the loan, collect payments, create notices and provide a portal where the private lender can track performance. This would also produce year end reports for both lender and borrower. All payment types can be accepted: ACH, Zelle, Cash App or Wire. Escrow Analysis is available- this is a current blind spot in HM lending. Servicing is available for 1st Lien, 2ndLien, Short Term and Long Term Loans including Wrap Loans- where if requested the underlying first lien can be paid by servicing company. There is a set up fee to onboard a loan and a monthly fee the borrower will pay. Notices of Default can be provided by the servicing, BUT any action on default would be independent of the servicing company and include a separate cost.
